The world is a pretty small placed especially when you are living in a small island called Penang. Over the past few years, I had few encounters with Ewen during her time as an insurance agent & when she moved on into property consultation. One of the things that I admire about her is on her aggressiveness & responsiveness towards my questions & not forgetting her vast knowledge towards the property industry. With her recent sharing of her latest YouTube video, I immediately approached her to asked her if she is interested to be interviewed in my latest edition of #BBMGetInspired & she said yes. 1. Can you give our readers a short introduction about yourself?
Hi, my name is Ewen Sim, I have been a property investor & consultant for the past 12 years. I strongly believe in property investment as one of the best investments to grow our wealth steadily and surely.

2. What has inspired you to write your blog & start your YouTube channel about property?
Throughout my past 11 years as a consultant in property industry, I have seen how
many new investors, invested into the wrong property, at the wrong time.
Because I was a sub-sale property consultant, and not a coach, I couldn’t give them

advice on this matter & it has been a regret of mine for years. In recent years, I stumbled upon an opportunity to team up with a few of my partners and conducted an offline workshop on property investment and I simply love sharing with students on how to invest in property the right way.

Last year, I started to blog about property investment and financial education. My blog is Property Ewen. I started to receive some feedback from my blog readers that they prefer video education. So, early this year in January 2020, I started my own YouTube channel entitled Ewen Sim. And I am heartened to see that in the span of half a year, my YouTube subscribers have recently reached 1000 subscribers. I hope that through my blogs & vlogs, I can help others to avoid costly mistakes I have made and also learn on the successful strategies I have implemented, so that they too can grow their wealth safely and enjoy better quality lives.

3. What is your financial goal?
My financial goal is always to be able to retire before age 50, and being able to also
share financial education to as many people as possible. I hope that via my blogs and vlogs, I could touch millions of lives if not billions, positively.

4. Where do you learn about property investment?
I would say, I first learned about property from property investment books, as back then
there wasn’t any property workshop in Penang unlike now. Thereafter, a few years later,
I did also pay to attend 2 property workshop, in order to make sure I know all about
property investment. But I would say, I got the best property knowledge through my career as a property consultant.

5. What is your personal view on property investment during Covid-19 Pandemic?
Covid-19 Pandemic is going to create new norm for businesses to operate, especially
in hastening the adoption of digital marketing into their businesses and realise the importance of having strong online presence instead of just an offline one. In terms of property, I would say, commercial property would be more negatively affected in a way, businessmen realise that having a shop facing main road with high visibility is no longer that important. Many SMEs would opt to have their shops or offices at less prime locations, in order to cut down on their rental expenses and reinvest the money into digital marketing and online presence instead. I would advise property investors who are thinking to invest into commercial shop lot, to think twice unless they could
get it at way below market value deals. You could see many commercial shoplot for rent or sale too recently. As for residential properties, I foresee there could be an increase demand for rental properties coming from those whose jobs/income are badly affected
by this pandemic, eg travel industry, hospitality industry, entertainment industry, beauty industry, retails lots. event planner industry, cinema etc. So if you want to take advantage of this opportunity to invest in mass market property, in a good neighbourhood, where there would be high demand for rental.

6. Do you think it is possible for the readers to buy more than one property with average income?
Yes, especially during the buyer’s market which is now (recession period). This is a time where the market would be rife with many under market value good deals, Buy one which fits into your financial budget, rent it out, and use the tenancy agreement to supplement your income and invest into the next good rental properties.
During the past buyer’s market cycle i.e. 2008-2009, I bought up to 3 properties in a year, and 10 properties in a span of 3 years. All those properties which I bought were below market value and easily rented out and the rental
gave me positive cash flow too.

7. What is your worst financial or investment decision you have ever made?
My worst property investment decision I have ever made, I did document it in one of my vlog, here My Worst Property Mistake. Full details and uncensored, haha. Of course, the 2nd worst financial investment is investing in stock using CFD (Contract For Difference). I have lost more than RM100k via investing using CFD more than 5 years ago. (on hindsight, I would be grateful if someone has warned me about CFD before).
I know currently during MCO/CMCO period, there are many being confined to their homes, have resorted to invest into stock online, I would strongly advise all readers to only invest using real cash in the real Stock Exchange platform. Avoid any other gimmicks eg using CFD to trade to save in clearance fees and give leverage on your stock investment. It’s highly, highly risky and puts us at a great disadvantageous position.

8. How do you define success in your life?
Success is being able to do things you like with your time without having to worry about not having enough money to cover your daily expenses. And at the same time, I also define success as being able to impact other people’s lives positively.

9. Any advice to the BBM readers on property investment?
We are currently living in an inflation era. Look at how the government worldwide
is printing money so easily during each and every crisis. In the past, working hard and saving money could work out for our parents or grandparents. But now, Saver ended up becoming a loser. Look at how the value of money declines rapidly over time. 
Now, we need to not only work hard but also learn how to invest. One of the best
investments I still believe in is in property investment, done the right way.
For beginners, prior to investing in property, my advice would be, first invest knowledge into yourself. Learn from others who have done that, learn from their past mistakes and success strategy. This would help you to avoid costly mistake and speed up on your learning curves to become a successful property investor.
